Quality #1 – They put you at ease. You’re going to get a feel for this based on your first interaction with the agent. There’s nothing worse than feeling uncomfortable asking what you may think are stupid questions at such an important time as when you’re buying or selling a home. Whether you’re a first-time home buyer or not, there will inevitably be moments where you have no idea what the heck is going on and you need to have an agent that you’re comfortable having tough conversations with. You’ll want to know that they will check in with you along the way and make sure you have a full understanding of what’s going on and walk you through the process.
Quality #2 – They have good availability. Choosing the most visible and busiest agent in your community might not always be best. You will want your Realtor to have good availability or at least a team around them so that you are taken care of in a timely manner. It’s a good idea to ask them what their response time is for calls, texts and emails.
Quality #3 – They have Experience. If you ask the agent how many transactions they did last year, as well as recently, you will have a good idea of how active and experienced they are. You’ll want to have a Realtor an experienced agent in order to best represented whether you’re buying or selling, as well as someone who knows how to navigate multiple offer situations in this current busy market..
Quality #4 – They have strong market knowledge. Working with a Realtor that knows what’s going on in your local real estate market and is familiar with the community you’re buying or selling in is vital, in order to give you an edge against the competition and help you decide which homes may or may not be a great investment.
Quality #5 – They have a great reputation. You can easily vet businesses out nowadays by searching their online reviews, and it’s no different with a Realtor. Seeing what their past clients have to say will give you some insight as to what they’ll be like to work with. Also, the best agent you could find will be the one referred to you from a close contact or friend.
All of this being said, the most important piece of advice I could give is to go with your intuition. You’re going to be interacting with this person a lot throughout the buying or selling process, so you should pick someone who is “your people” that you feel you can lean on as a trusted advisor who has your best interests in mind.
